This project included an extensive makeover of our client's second-storey deck, stairway, and sunroom.

After removing old decking and updating the sunroom, our client's patio area was completely transformed into a sophisticated hangout for family and friends.

This project's features included:

  • 570 sq ft deck system on rear of house using treated lumber framing (6x6 posts & 2x10 joists) and Clubhouse Vinyl Decking material
  • (2) 4x4 landings with steps to grade
  • support structure (posts & beams) to floor system under north side of sunroom wall as required to reinforce floor and eliminate sag
  • Clubhouse vinyl decking on front deck and step system, including treads and riser (use existing stringers if possible)
  • 3x3 structural aluminum posts on front deck
  • additional support system for the hot tub, using (2) treated lumber post and beam systems with sonatubes or 42" foundational supports
  • Harmony vertical cable railing around the front and rear deck systems and down both sides of step systems.
  • vinyl post sleeves on support posts (perimeter posts only)
  • (13) low voltage post cap lights and 20 step lights in steps (controller/timer included)
Challenges
With the previous deck being installed on a steep incline behind the house, our biggest challenge was updating the boards with Clubhouse Vinyl Decking and treated lumber framing without the deck sagging. This called for additional support under the north side of sunroom wall as required to reinforce the floor system. Another challenge was wrapping all beams and posts with Etchwood shiplap material, including the two existing ceiling beams ceiling, then wrapping the exterior beam with aluminum coil material to match existing color (as close as possible).
Solutions
With the proper support in place, we built the 570 sq ft deck system on the rear of house using treated lumber framing (6x6 posts & 2x10 joists) and Clubhouse Vinyl Decking material. We also included (2) 4'x4' landings with steps to grade, leading up to the deck and sunroom. We also installed Clubhouse vinyl decking on the front deck and the step system, including treads and riser (using the existing stringers).
Results
In the end, we replaced the old decking and the sunroom's three-season wall system, including the (2) entry doors. A new (and improved) all-season wall system with tempered glass knee walls and trapezoid windows meant our client could go from using their sunroom temporarily in colder seasons to using it year-round. Plus, with the Clubhouse Decking, our client's new deck was fade-resistant, weatherproof, and cooler during summer months. With the ultimate outdoor hangout, our client had space for family and friends to relax on the deck, in the insulated sunroom, or in the hot tub!
